MEANINGFUL SCORING: STAR RATING vs RAW vs ALL
Each category, question or landlord has a star rating that reflects how they compare to ALL surveys for the current date period. For example, a landlord may score a RAW average of 4.54 but that will not necessarily yield an excellent 5 star RATING. The star RATING reflects the comparison of the RAW average to the average of ALL surveys using some fraction of the standard deviation. For example, if the ALL surveys average is 3.5662, with st. dev. 1.4082, you actually need a RAW average of ~4.63 or higher for a 5 stars RATING.
Basically, you should interpret the RATING as Poor, Fair, Average, Good or Excellent based on 1 to 5 stars. For example if the rating is Good (4 stars), the landlord has a good score compared to others surveyed.

2009-02-11 ![]() Overall, it`s a beautiful apartment - nice hardwood floors, large rooms, quiet street. Fuse blows fairly easily, sometimes when only 2 appliances are running simultaneously. Circuit breaker is inaccessible to me (must go through another apt to the basement). They are fairly quick to come out and turn the electricity back on, but it`s still annoying that it happens. Landlord is pretty responsive in terms of taking care of repairs but never returns my phone calls about repairs. A handyman just shows up, usually with no notice. Side entrance needs properly functioning motion-detector light - currently goes on and off at random, and the entrance is in a dark alleyway. Back to top | |||
2008-12-08 ![]() The biggest issue encountered with Walter Wood Realtors was during the move in/move out time. Hidden language in the lease said they had 14 days to fix any serious damages and this is where viewpoints differed. Simple cleaning and touchup painting was still occurring as we moved our belongs into the house. Communication was poor between Walter Wood and my roommates as they promised one thing on the phone and they day of the move another thing was done. They were quick to replace the broken stove and washer upon moving in which was a plus. Also all of the walls were repainted and the place cleaned, which was another plus seeing as I have heard many stories of similar unfulfilled duties. It takes some pushing for them to make other repairs that were needed but overall the house is in really good condition with little repairs needed. As compared to many other units in the area, this property is definitely in the 90th percentile for good condition. Back to top | |||
2008-11-25 ![]() The building I live in is an old house converted into four or five apartments. The space is adequate (I have a spacious living room/kitchen), but when we first moved in the place was horrible. We literally moved in a day after the old tenants left, but the landlord was supposed to contact those tenants two to three weeks before that to work out a cleaning/painting time. That never happened. When we walked in the carpets had paint/brick chips and dust piles on them. The paint was chipping in places. The shower stall still had mildew in it. It took two full days of cleaning (and me calling in my grandmother, who is The Cleaner of the family) to finally get the place mostly free of dirt and grime. My family painted the living room and kitchen area, with no money back from the realtor. There were a lot of bugs when we first moved in, too, although we have sprayed bug spray and killed as many as we can, so that has gotten better. We pay decent rent for living a block away from campus, but the realtor doesn`t really care about the tenants at all. Back to top | |||
2008-11-24 ![]() Honestly, our landlord was good in the beginning with repairs and commuication. As we were in the house for several years, the landlord barely fixed anything. We had to withhold rent several times in order for repairs to get acknowledged. Back to top | |||

2008-11-19 ![]() I`ve been in my apartment for 3 months now, and still don`t have a working oven. The landlord is, however, very courteous and friendly every time I go in to complain about it. As long as the apartment`s in good condition when you move in, you should have no problem. I wouldn`t sign a lease on the condition that things will be improved after you`ve moved in though, as this may never materialise. Back to top | |||
2008-11-18 ![]() It is extremely difficult to get in contact with my landlord and it is also very difficult to get them to come out and make repairs (even in an emergency situation). The property itself, however, is in a very safe neighborhood and in relatively good condition. Back to top | |||

2008-11-18 ![]() The rent for the kind of apartment I get is cheap but the repairs are not timely at all. The intercom system has been broken for 5 years. I have notified the landlord of repairs needed and nothing has been done. To get screens on the windows I had to wait a long time and argue. My bike was stolen from inside the building and this talks about the safety of the place. The doors do not lock properly. Back to top | |||
