MEANINGFUL SCORING: STAR RATING vs RAW vs ALL
Each category, question or landlord has a star rating that reflects how they compare to ALL surveys for the current date period. For example, a landlord may score a RAW average of 4.54 but that will not necessarily yield an excellent 5 star RATING. The star RATING reflects the comparison of the RAW average to the average of ALL surveys using some fraction of the standard deviation. For example, if the ALL surveys average is 3.5662, with st. dev. 1.4082, you actually need a RAW average of ~4.63 or higher for a 5 stars RATING.
Basically, you should interpret the RATING as Poor, Fair, Average, Good or Excellent based on 1 to 5 stars. For example if the rating is Good (4 stars), the landlord has a good score compared to others surveyed.

2009-02-09 ![]() The Claridge is a great building with one of the best locations in the city for grad students. The building is old (built in the 1950s), but is fairly well maintained. They replaced the carpet in my apartment before I moved in (at my request). The appliances are old, but work. The bathrooms are pretty small and have VERY ugly interiors (brown and yellow tile: fitting colors for a bathroom, but ugly). I have an apartment at the end of the hall and do not hear much noise from other apartments. Those apartments with windows facing Walnut Street will hear noise from the street on weekend nights between 12am and 3am (particularly yelling drunk people and car horns). The most annoying thing about the building is that the fire alarm goes off at least once per month. It`s good that it works, but it has been false alarms every time, except 1 real fire. Just be warned that it will be annoying every time it goes off and you have to evacuate the building for no apparent reason. Overall, though, this building is EXCELLENT for the rent prices that are charged. Good apt sizes for the rent and location. Back to top
2008-12-13 ![]() Fantastic location, although a security card is needed to enter the building and doormen will not always use theirs to let you in even if they know you live in the building (building policy). Leasing office very hard to get a hold of before move-in but accessible after. I have never had a problem with rodents/bugs but my next door neighbor had several mice in her unit. Convenient garage under building and bank next to building. Laundry machines a bit old and annoying to amass $3.25 in quarters for each load of laundry (no change machines available). In general, happy with the building, especially location and value. Building a bit on the older side. Elevator doors close very slowly but you don`t often have to wait long for an elevator. False fire alarms have gone off at least 4 times since I moved in 5 months ago. Back to top
2008-12-09 ![]() My experiences of staying at The Rittenhouse Claridge are fabulous. The place is very close to a bus-stop, with buses headed to Wharton arriving every 10min. Its also centrally located from train stations, grocery stores, pubs, learning team mates, etc. Its a very safe area to stay. The building management is very helpful. At Claridge its what you see is what you get. Pick a higher floor, and pick one facing the park or Walnut Street. Highly recommended living area. Back to top
2008-11-19 ![]() The place is full of rodents. Even 24th floor! I can hear conversations of my neighbors as if they are in the same room. Avoid moving in. Back to top
2008-11-19 ![]() Building is reasonably well maintained. Super and maintenance staff is usually very helpful and friendly; there is a 24-hour maintenance staff on call. Lobby is manned by doormen and package handling by shipping/receiving dock is organized. Leasing staff is extremely difficult to get a hold of and usually do not return calls; they are also usually not helpful. Processing of lease is slow and cumbersome especially for international students. Back to top
