MEANINGFUL SCORING: STAR RATING vs RAW vs ALL
Each category, question or landlord has a star rating that reflects how they compare to ALL surveys for the current date period. For example, a landlord may score a RAW average of 4.54 but that will not necessarily yield an excellent 5 star RATING. The star RATING reflects the comparison of the RAW average to the average of ALL surveys using some fraction of the standard deviation. For example, if the ALL surveys average is 3.5662, with st. dev. 1.4082, you actually need a RAW average of ~4.63 or higher for a 5 stars RATING.

Basically, you should interpret the RATING as Poor, Fair, Average, Good or Excellent based on 1 to 5 stars. For example if the rating is Good (4 stars), the landlord has a good score compared to others surveyed.

My biggest concern with Powelton Properties is the fact that the maintenance staff seems to not understand the 24 hours notice they are required to give us prior to entering our apartment. One day they came in to our apartment with absolutely no notice to move the thermostat and on top of that, left a mess on the floor. I called them the next day to express my dissatisfaction, and the guy acted as though what they did was perfectly fine. This despite the fact that it is ILLEGAL and clearly violates the terms of our lease.

There used to be a girl that worked in the office and she was rude to me on more than one occasion, when I was calling with questions. It bothered me not only because it gave me a bad impression of everyone in the office but also because she acted that way more than once (everyone has an off day). It`s worth noting that I`ve heard since those occasions she has been fired. So far no other negative issues have come up with any other employee there. We had a problem with our lock and they sent maintenence men immediately, even though it was the end of the workday and no one seemed bothered by the untimely request. They fixed the problem right away and I was very impressed.

Pretty good service over the year I stayed with them. Took three months to receive security deposit back (had to initiate legal warnings).

2008-11-18
The landlord is terrific. However, the neighborhood is very noisy. We have spoken with our neighbors about the noise level on several occasions and they continue to ignore our requests.
