MEANINGFUL SCORING: STAR RATING vs RAW vs ALL
Each category, question or landlord has a star rating that reflects how they compare to ALL surveys for the current date period. For example, a landlord may score a RAW average of 4.54 but that will not necessarily yield an excellent 5 star RATING. The star RATING reflects the comparison of the RAW average to the average of ALL surveys using some fraction of the standard deviation. For example, if the ALL surveys average is 3.5662, with st. dev. 1.4082, you actually need a RAW average of ~4.63 or higher for a 5 stars RATING.
Basically, you should interpret the RATING as Poor, Fair, Average, Good or Excellent based on 1 to 5 stars. For example if the rating is Good (4 stars), the landlord has a good score compared to others surveyed.

2009-02-20 ![]() They removed the daytime doorman (8a-4p, M-F) without warning, even though this was advertised before I moved in as a feature offered. There is still a weeknight and weekend day/night doorman. Back to top | |||
2009-02-17 ![]() 2100 Parkway is a the Newest Philadelphia Management Property. Hence they take great pride in maintaining the building. The building was originally built in the 1930`s to house the Philadelphia Board of Educational and was converted to apartments in ~2007. The building has great space for the money (1.5x + of what you would get in Rittenhouse for the same money). The door people, maintenance and janitorial staff are all very friendly. Back to top | |||
2009-02-10 ![]() Late 2008 Philadelphia Management removed the 24-hour doorman which was included in their advertising and was part of the reason we moved in. After many complaints and a coordinated effort by residents they restored the doorman for a limited period during weekdays, and 24-hour on weekends. With a sex shop across the road and increasing crime in Philly this is not apropriate, especially as this was a key aspect of many people`s rental decision. They then decide to inform us of recent burglaries and attacks taking place in the area! Back to top | |||
2009-02-10 ![]() I have really enjoyed living in the Embassy. It is a shame that there aren`t more students living in this building as the apartment is a great value based on large spaces and proximity to university. Note, the Junior 1 bedroom is the best deal. The other great thing about this building is that the management office is located on site on the first floor, and the professionals in that office are accessible and helpful. Highly recommended. 2009-01-28 ![]() The place is not generally chosen by Penn students b/c it`s relatively far from campus. But on the other hand it`s right by the 8th St. subway stop, and you can ride it to 30th St. and transfer to the trolley for free. Depending on connection it takes 15-30min to get to campus. You do pay a lot less rent too though. My roommate and I share a very large 2 BR 2 Bath (probably somewhere around 1300 sqft) for $1740 a month (up from $1710 last year, so the increase was not significant). Also, tell Management you are a Penn student and they will let you sign a lease for <1 year without penalty. Back to top | |||
2009-01-21 ![]() Philadelphia Management does not care about its tenants. Makes decisions that negatively impacts tenants. For example, PM removed day-time security guard without compensating tenants for the cut. Instead, it has lead to decreased building security (e.g. strangers sitting in the lobby who piggy-back off residents entering the building) and lost packages due to delivery men leaving them unattended in lobby. Several emails were sent to property manager, but PM has not come up with any viable alternatives with respect to safety and package delivery. Leasing agents are also not very responsive, making it hard to get a unit in the building since units used to go quickly. Back to top | |||
2009-01-21 ![]() Philadelphia Management as a landlord does not listen to the concerns of its tenants. In November 2009, PM decided to eliminate the day-time front desk position. First, PM notified tenants via a letter stuck on the elevator wall. Second, the elimination of the position led to decrease in building security as wanderers have been seen sitting in our lobby, as they seek shelter from the cold weather and wait for the bus. Third, the elimination of the position has led to unreliable receipt of packages from FedEx/UPS. Tenants have been told by PM on numerous occasions that they should find alternatives to receive their packages (e.g. send to school or to friend`s in another building). Currently, packages are left unattended in the lobby, and some are randomly directed to the Embassy Office (PM`s main office in the area), without properly notifying tenants. All these concerns have been voiced to PM, but the landlord has taken no action. PM`s decision to eliminate the position was not well communicated to tenants. Moreover, they did not offer rent reduction, or the ability to terminate the contract early without fees and penalty. Back to top | |||
2009-01-13 ![]() I signed a lease three weeks before my move-in date. I made sure to ask if all of the repairs that needed to be done would be completed by the time I moved in and was assured that they would be. The day I moved in, none of the electrical outlets were operational, there was water damage in the ceiling, the lock on the front door had been replaced but was not secure (if was going into a giant hole in the door jamb), there were elctrical wires sticking out of an outlet that had not been covered and all of the windows have been painted shut. I brought the issues immediately to the attention of the management company but was told that none of these things were emergencies. I went to the mgmt office two days later and was told they would work on getting power into the unit and the other repairs would follow. A week later i returned to the mgmt office and they told me to give them another list of problems. I still never heard from them. That same week I had major flooding in my bedroom from a leak in the bathtub pipes. The maintenance person who came out to look at the problem told me that someone had recently tried to fix the same leak but had used incorrect materials. I finally sent them a letter through certified mail and have yet to be contacted about when the repairs will be done. The actual property manager is never available, so all communication goes through the assistant who has no real authority. Overall, the management staff and maintenance people are not responsive. 2008-11-19 ![]() There is no convenient SEPTA route from this apartment building to UCity and the rent is a little higher than you would expect to pay in West Philly. That said, this is a classy, well-maintained building in a great area, and I plan to renew my lease next year. Back to top | |||
