MEANINGFUL SCORING: STAR RATING vs RAW vs ALL
Each category, question or landlord has a star rating that reflects how they compare to ALL surveys for the current date period. For example, a landlord may score a RAW average of 4.54 but that will not necessarily yield an excellent 5 star RATING. The star RATING reflects the comparison of the RAW average to the average of ALL surveys using some fraction of the standard deviation. For example, if the ALL surveys average is 3.5662, with st. dev. 1.4082, you actually need a RAW average of ~4.63 or higher for a 5 stars RATING.
Basically, you should interpret the RATING as Poor, Fair, Average, Good or Excellent based on 1 to 5 stars. For example if the rating is Good (4 stars), the landlord has a good score compared to others surveyed.

2009-02-26 ![]() Responses to requests for significant maintenance, such as the repair of leaks or the repair of broken heaters during the winter, is woefully inadequate. I have to call many times and get angry in order for them to actually send maintenance over. Back to top
2009-02-09 ![]() The only real problem I had was that they told me I could have a dog and then changed their mind the day I moved in when I had to sign the lease. Back to top
2009-02-09 ![]() I am happy with my realtor Back to top
2009-02-09 ![]() This landlord runs the buildings as a business. They only care about receiving rent in a timely manner. However, their actions are not reciprocated when it comes to repairs. I had to call and threated to alert the media when I found out that the main door`s lock was broken and not repaired for a long period of time. During this time there was a rash of rapes and burgularies in the neighborhood so having a sense of safety was a big issue. When it comes to repairs it takes quite a while for help to come. My bathroom ceiling caved in due to a hot water leak from the apartment above and it took at least a month for someone to repair the ceiling and replace the lving room carpet that was damaged during the deluge. Issues with the toilet were called in repeatedly, but after the 3rd call someone finally came. Back to top
2009-01-08 ![]() Decent landlord for the rental cost as far as West Philly landlords go if the renter is polite. Back to top
2009-01-04 ![]() The common areas of the building are well-kept and well-lit. However, getting maintenance issues addressed is an uphill battle that requires persistence and more energy on behalf of the tenant that should be necessary. So far, though, the difficulty getting repairs addressed in a timely & professional manner has been the only downside to the apartment. Back to top
2008-12-01 ![]() I had to wait over a month to get my name listed in the outside call box. Have heard about theft in the building. Back to top
2008-11-21 ![]() Spaces are large and very reasonably priced. It`s not a luxury apparment and there are some minor cosmetic things but overall its a nice place. Back to top
2008-11-18 ![]() would not live there if you can help it Back to top
2008-11-18 ![]() The only thing that motivates NPDF is money. As soon as you threaten to break your lease or withhold rent, they will fix problems. Until you do that, good luck getting your (unprofessional) repairs taken care of. Back to top
