MEANINGFUL SCORING: STAR RATING vs RAW vs ALL
Each category, question or landlord has a star rating that reflects how they compare to ALL surveys for the current date period. For example, a landlord may score a RAW average of 4.54 but that will not necessarily yield an excellent 5 star RATING. The star RATING reflects the comparison of the RAW average to the average of ALL surveys using some fraction of the standard deviation. For example, if the ALL surveys average is 3.5662, with st. dev. 1.4082, you actually need a RAW average of ~4.63 or higher for a 5 stars RATING.
Basically, you should interpret the RATING as Poor, Fair, Average, Good or Excellent based on 1 to 5 stars. For example if the rating is Good (4 stars), the landlord has a good score compared to others surveyed.

2009-02-10 ![]() It`s a good place to live. Walls are thin, so can hear neighbors if they are loud. Expensive. Can (and should) negotiate a limit to automatic yearly rent increases before you sign lease, otherwise they will increase a lot at end of lease. Back to top | |||

2009-02-09 ![]() occational strong chemical odor prevented me from sleeping well at night. Even one of the concerige person agreed with me that some chemical smell was present at night, the manager didn`t let me break the contract. These problems should be addressed, because it concerns health issues. Major delays in contract processing-- after I deposited the money for reserving my unit, it was very very difficult to contact leasing consultants over the phone( I was out of country). When I heard from them weeks after, I was traveling and could not transfer first month`s rent to them, and they told me they cannot hold the unit for me any more. Leaking Refrigerators-- I had this checked up several times, when the repair person finally said "refrigerators in the building are all like that. Make sure you don`t get the floor stained" Cold water-- When there was no hot water for several days, and repairs person told me that it could be because of the cold weather. I told him it would have been nicer to put up a note about this problem and he said "now you know and people who come down to ask will know" Some concerige persons are greeting, but some aren`t. over-priced for current condition. you must also lease parking for $190 per month. 2009-02-09 ![]() This property was fine when I moved in 2.5 years ago, but has gotten much worse over time. I will address the issues, as stated in the survey: I do not feel safe in my living space: The back door is locked, but random people will follow you in at all hours if you use it. There is no security guard at the back door. Doors & windows are intact, secure with working locks: Our windows will not open. The mechanism is broken and they have tried to repair it several times, but it does not work. Also, the windows do not seal properly. Our windows leak EVERY time it rains. In the winter, there is a large amount of moisture that is in between the panes of the window and on the inside. Therefore, red, black, and white mold growth runs rampant on our windows, the wall by the windows, and the carpet. Building noise levels does not allow me to quietly enjoy my home: The windows do not seal properly. If you are on the Walnut or Chestnut street side, expect to hear all of the noise on the road in great detail. Plus, they do lots of construction on the Chestnut street side in the early morning and sometimes until 2 am, so don`t expect a good night sleep every night. The manhole covers are not attached to the road so expect to hear people driving over them at all hours. Carpet / flooring is in bad condition: Our washing machine leaks. The building WON`T fix it. So our carpet is very moldy in there and they won`t replace it. Appliances don`t always work: Our dishwasher hasn`t worked properly for 2.5 years and they won`t fix it. Our microwave had a short circuit and it took them 2 months to replace it. Hot water is insufficient: Recently, the hot water isn`t generally more than 5 degrees above your body temperature. Don`t count on a hot shower. Space is not free of roaches or other pests: We found a huuuuge roach that crawled up through our bathtub drain. We have also found multiple millipedes in our apt. 2009-02-09 ![]() There are a lot of Wharton people in the building and it`s a great location -- easy access to Center City and school -- I can walk to both. The staff is really friendly and helpful! Back to top | |||
2009-02-09 ![]() Left Bank is overpriced. While it is safe, has one of the better equipped apartment gyms in the city and is nicely located, there are many downfalls. Management treats you poorly, walls are very very thin, carpeting in apartments is ratty, some front door personnel are hostile, and a lot of the construction was completed with poor materials. 2008-12-16 ![]() Dranoff was impossible to get a hold of. I had flooding in my apartment. First from my washer/dryer-repeatedly, mantainence attempted to fix 5 times before finally replacing the unit. Then I had flooding coming in through the walls and patio doors, damaging furniture, growing dangerous black mold. It took forever to fix. The only solution they had was caulking with volitile agents from the outside. This failed, and then they refused to come get rid of mold, replace the moldy carpet, and reimburse me for damaged furniture (furniture that had been in my family for years). They made my life so stressful in combination with finals and a chronic disease flaring....The manager was unapproachable, and when approached unhelpful-even when presented with scientific articles on the dangers of black mold. I even attempted to get in touch with his superiors and Carl Dranoff-no response. The entire process was miserable. I had to get a lawyer involved. I did not even get reimbursed for the damage. 2008-12-08 ![]() The Left Bank is a great place to live. Though a bit pricey, the apartments are in fantastic condition, are very spacious, and feel like a home. The common areas, gym, and even the trash rooms are kept clean. I feel very safe and the building is generally quiet. My only concerns are that the walls are a little thin and transmit sound easily and that the rooms and ceilings are so spacious that heating in some parts of the apartment is either inadequate or uneven. 2008-11-19 ![]() The management at this building can be hostile and uncooperative. They handle things in a very threatening mannor. For example if you accidently park in the wrong spot in their garage they will tow your car, even though they can easily contact you. They also raise rent a lot when you renew your lease. Never sign a contract with them unless it specifies a maximum percent increase in your rent or they will increase it by 10%, far above the industry. Repairs are sluggish if done at all and its not uncommon to ask them 3+ times before its done. They never cleaned my apt when I moved in and refused to do it afterwards. Move in at your own risk. 2008-11-18 ![]() Maintenance for repairs is very slow (average repair time for most requests is one month plus) and requires multiple certified letters and visits to get them done. Management is very unfriendly and not helpful for most issues. Back to top | |||
