MEANINGFUL SCORING: STAR RATING vs RAW vs ALL
Each category, question or landlord has a star rating that reflects how they compare to ALL surveys for the current date period. For example, a landlord may score a RAW average of 4.54 but that will not necessarily yield an excellent 5 star RATING. The star RATING reflects the comparison of the RAW average to the average of ALL surveys using some fraction of the standard deviation. For example, if the ALL surveys average is 3.5662, with st. dev. 1.4082, you actually need a RAW average of ~4.63 or higher for a 5 stars RATING.
Basically, you should interpret the RATING as Poor, Fair, Average, Good or Excellent based on 1 to 5 stars. For example if the rating is Good (4 stars), the landlord has a good score compared to others surveyed.

2009-02-09 ![]() Leasing agents are extremely unprofessional and will put pressure on you to cancel your lease if it is not convenient for them. The apartment building is infested with roaches, don`t let the exteriors fool you. Security says that management is aware of this problem but in my year there, I have not seen them do anything about it. Also, there are a lot of `one-time` fees that will catch you unawares which the management office does not tell you about, but feels free to bill you for. You should also note that there is an approx. $5 surcharge on electricity every month. Back to top | |||

2009-02-09 ![]() The building condition is great, albeit over-priced. The weakness of Chestnut Hall is in the management/leasing staff. One of the two managers is nice and helpful. The other is just plain rude. Both of them seem enslaved by the AIMCO corporate structure, which prohibits anything from getting efficiently done. Power bills frequently come months after the billing period, because they are all routed through some AIMCO corporate office. If you have serious problems, forget your "community manager" and go straight to the top -- the people at AIMCO corporate are very nice, helpful, and efficient. Back to top | |||

2009-01-10 ![]() 1. The heating units in Chestnut Hall are unbearably noisy. The produce vigorous knocking sounds every few hours. And the noise decibel levels are very high. Probably injurious to the ailing or aged. It disturb normal daily activities- especially studies and sleep. 2. Some apartments do not have any lights in the ceiling. The rooms are ill-lit if we use floor lamps. 3. There is no balcony or any open space access. So it can get suffocating. 4. The hallways are smelly and unclean. 5. Doors do not have stoppers. So each time you open a door and let it go it will smash and disturb everyone. 6. If the AC unit is not centralized, you will have to pay for it. Irrespective of the fact that the lease says that it is included in the rent. Back to top | |||
2008-11-26 ![]() Had a major ceiling leak problem which took them 6 months to fix but did get a few months free because of it. They are generally very well-intentioned but sometimes so inept in the way they handle things. The gym and common areas are in disrepair and need to be spruced up. Back to top | |||
