MEANINGFUL SCORING: STAR RATING vs RAW vs ALL
Each category, question or landlord has a star rating that reflects how they compare to ALL surveys for the current date period. For example, a landlord may score a RAW average of 4.54 but that will not necessarily yield an excellent 5 star RATING. The star RATING reflects the comparison of the RAW average to the average of ALL surveys using some fraction of the standard deviation. For example, if the ALL surveys average is 3.5662, with st. dev. 1.4082, you actually need a RAW average of ~4.63 or higher for a 5 stars RATING.
Basically, you should interpret the RATING as Poor, Fair, Average, Good or Excellent based on 1 to 5 stars. For example if the rating is Good (4 stars), the landlord has a good score compared to others surveyed.

2009-02-20 ![]() The Fairfax is sort of hit or miss. When you bring a problem to some people they fix it right away. On the other hand, the woman working the day I moved in gave us the wrong key, then, when we were locked out, tried to insist that I would have to leave some of my belongings in the apartment, some in the car and the rest at my old apartment until Monday, when a manager could come unlock the door. They also miss little things - I was told that my apartment would be cleaned by the time I moved in and it most certainly was not; they mis-calculated my first month`s rent (which was a partial rent) and left me a note asking for the extra money - but if you get the right person, s/he will fix the problem quickly - one person lent me a vacuum, another mopped the floor for me; they redid the numbers on their own and ignored their own message asking me for more money. The Fairfax isn`t the best place around, but it`s safe, the rooms are spacious, most of the people are nice and responsive, and it`s nearby. Back to top | |||
2009-02-11 ![]() Excellent apartment building. Doorman, parking garage option, on-site laundry facility, large fenced-in dog run, diverse community. Relatively clean despite being a dog-friendly building. Do not live here if you dislike animals (dogs). Back to top | |||
2009-02-09 ![]() I live on the 1st floor and there are rats coming in. I told the landlord, they already managed that last year but somehow they keep coming back. I didn`t tell them again `cause they used a trap to kill it and it`s kinda painful to see it died and I hate throwing the body away. So instead I keep all my foods in the containers. It works but I just know that the rats are still around somewhere. My friends on the upper floor don`t seem to face the same problem so maybe it`s just the 1st floor. One more thing is the heat is extremely inconsistent. Sometimes it wasn`t on when it was so cold. The other time it was way too hot comparing to the actual temperature outside. This problem is confirmed by all my friends who live here. Back to top | |||

2008-11-20 ![]() I have found that the Fairfax, while more expensive than what I would have liked to pay for housing, is an excellent value, particularly because of the building-operated shuttles, new gas stove and renovated kitchen, enough washing machines to never have to wait for one to open up, and having generous heating included in the monthly rent. 2008-11-19 ![]() I lived with in this building for many years. The individual apartments are fairly nice, however the grounds and the common areas leave much to be desired. Going into the laundry room late at night can be pretty scary. The pests got under control, but there is a heavy roach problem (if you are clean, you don`t have to worry--unless you have filthy neighbors, which happened to me on 2 occasions). They did take my complaints seriously, and eventually they got a more reliable exterminator. The staff is very friendly--very. Some times minor repairs take a long (long) time to get done. They have a front desk, so getting mail and packages is fantastic. Back to top | |||
2008-11-19 ![]() A weekly exterminator is available for roaches/insects. One can put in work orders for repairs (leaky faucets, plumbing, etc.) The building is old; i.e. not a newer modern looking building. The building allows pets. The heat is forced heat, meaning at a certain time of year, the heat flows automatically & cannot be regulated unless you count opening a window. While away on a two-month trip out of country, a manager threatened to evict me over noise problems with my sublessor without trying to adequately reach me (email, etc.) Back to top | |||
2008-11-19 ![]() The management in this property is very nonchalant. Especially concerning this building. They manage by crisis and are not proactive in keeping the building clean and pest free. They also do not provide up to date information on progress. The landlord also tends to get defensive if you ask too many questions. Maintenance is contracted and so most things get fixed within one business week. Also there is no emergency staff on weekends. If something happens on a Friday night, you have to wait until Monday. It is an unfortunate situation because for the price and location it should be a better building, but I guess they take students for granted. Back to top | |||
2008-11-18 ![]() The hallways (i.e. carpet and paint) are in terrible shape and infrequently cleaned. They do not bring the exterminator in often enough, bug problems have gotten bad. It is a very old building that needs serious renovations. I have had repairmen and technicians come through that just shake their heads at the wiring and plumbing. On the plus side, the apartments are quite large, and mine was very clean when I moved in. Staff is generally very friendly. Back to top | |||
