MEANINGFUL SCORING: STAR RATING vs RAW vs ALL
Each category, question or landlord has a star rating that reflects how they compare to ALL surveys for the current date period. For example, a landlord may score a RAW average of 4.54 but that will not necessarily yield an excellent 5 star RATING. The star RATING reflects the comparison of the RAW average to the average of ALL surveys using some fraction of the standard deviation. For example, if the ALL surveys average is 3.5662, with st. dev. 1.4082, you actually need a RAW average of ~4.63 or higher for a 5 stars RATING.
Basically, you should interpret the RATING as Poor, Fair, Average, Good or Excellent based on 1 to 5 stars. For example if the rating is Good (4 stars), the landlord has a good score compared to others surveyed.

2009-02-24 ![]() http://www.turchiproperties.com/1930ChestnutIndex.htm Very pleasant, modern apartments with great in-unit amenities. Carpeted, modern appliances and fixtures, full-size fridge and stove, dishwasher, built-in microwave, garbage disposal, in-unit washer-dryer, central A/C and heat, spacious bathroom with bathtub shower, and great water pressure. Lots of closet space, but depending on unit layout there is not much kitchen counter space or cabinet space. Mainly Wharton MBAs and young professionals live here, but there are a number of law and other grad students as well. The maintenance man, Terez, is extremely helpful. The front door security people vary in quality, but they do sign for and hold packages, and building security is not an issue. The lease is pretty strict and no subletting is allowed. 2008-11-20 ![]() The building is well-managed generally and has 24-hour door security. The quality of the building`s maintenance is excellent and responsive, unless the usual staff is on vacation over a holiday. Short-term parking is extremely difficult to find around the building, but otherwise the location is extremely convenient to public transportation (buses and trolleys). The apartment units are in excellent condition and have dish washers and in-unit laundry. Back to top | |||
2008-11-18 ![]() The front door and maintenance staff at 1930 Chestnut make the building very easy to live in. While you might sacrifice a little on space and no gym, the value for an in-unit W/D, new appliances and carpet, and good lighting is unparalleled in CC. Back to top | |||
2008-11-18 ![]() The building is very well isolated (for US standards). Thus, electricity bill is low relative to other buildings (I paid $40 in August). Doormen knows everyone. If no doormen is there the door is always locked. I am really satisfied with my apartment and my landlord. Back to top | |||
